🏗 Architectural Guidelines
Standards for exterior modifications, additions, and improvements requiring Board approval
All exterior modifications require written Board approval before work begins. Submit the Architectural Application and allow up to 30 days for Board review. Unapproved work may require removal and result in fines.
💳 Assessments
Payment schedule, methods, and account information effective January 1, 2026
Assessment Schedule
  • 💰 $240 semi-annual assessment rate
  • 📅 Levied January 1 and July 1 each year
  • ⚠️ Due on the 1st · late if not received by month end
  • ⚖️ Late penalties apply after grace period · see CC&Rs
Online Payments via Portal
  • 🔄 AutoPay (recurring ACH) — $1.50/payment
  • 🏦 One-time ACH — $2.95/payment
  • 💳 Visa / Mastercard — $2.95 + 3.5%
  • 💳 Debit card — $5.95/payment
